  • Gutters and Downspouts: This is a big one in Oakland, especially after our dry summers and then those heavy winter rains. Leaves, junk, even small branches can clog them up fast. Clean them out at least twice a year. More often if you've got a lot of trees nearby, you know?   • Roof Inspection: Do this from the ground with binoculars, or if you're comfortable and it's safe, from a ladder. Look for missing or cracked shingles, curled edges, or if a lot of granules have come off. After a big storm, you absolutely have to check it.

Warning Signs: Don't Ignore These Red Flags

Your ADU will often tell you when something's not right; you just need to know how to listen. Catching these early can save you thousands.

  • Water Stains or Discoloration: On ceilings, walls, or floors? This almost always means there's a leak. Find the source right away. It could be a roof leak, a plumbing issue, or even just condensation.
  • Musty Odors: Especially in bathrooms, kitchens, or crawl spaces. This points to mold or mildew, which means moisture is hanging out where it shouldn't be. Don't just spray air freshener; you've got to find the source.
  • Cracks: Small hairline cracks in plaster or drywall are usually just normal settling. But big, spreading cracks, especially above doors and windows, or cracks in the foundation, can signal structural movement.
  • Pest Activity: Termites, ants, rodents – our mild climate means pests are a problem all year round. Look for sawdust-like droppings, mud tubes, or wires that have been chewed. Pests can really mess up wood and electrical systems.
  • Sagging Floors or Doors/Windows Sticking: This might be a sign of foundation problems or serious structural issues. If doors or windows that used to open easily are now a struggle to operate, pay attention.

When to Call a Professional: Don't DIY Everything

  • Persistent Leaks: If you can't pinpoint where a leak is coming from, or if you've tried to fix it and it just keeps coming back, call a plumber or a roofing contractor. Water damage just gets worse, and it gets expensive.
  • Electrical Issues: Flickering lights, outlets that don't work, or breakers tripping all the time? Don't mess with electricity unless you're a licensed electrician. It's dangerous, period.
  • HVAC Malfunctions: If your heating or AC isn't working right, or you hear strange noises, call an HVAC tech. They can figure out what's wrong with those complex systems and fix them safely.
  • Foundation Cracks or Structural Concerns: Any big cracks in the foundation, walls that are bowing, or floors that are clearly sagging? That calls for a structural engineer or a foundation repair specialist. This is definitely not a DIY job.
  • Suspected Mold Infestation: If you find a large patch of mold, or if you think it's hiding behind walls, call a mold remediation specialist. They have the right gear and know-how to get rid of it safely and stop it from coming back.
  • Major Pest Infestations: For termites, extensive rodent problems, or other serious pest issues, a professional exterminator is your best bet. They can identify the pest, find their nests, and apply treatments that actually work.
